What a standard inspection covers

A standard roof inspection is a top-to-bottom physical check of the external roof and, where accessible, the loft space. Externally we check tile or slate condition (slipped, cracked, delaminating, missing), ridge and hip lines (mortar, mechanical fixing, movement), valleys (lead condition, debris, splits), lead flashings around chimneys, abutments and skylights, verges and undercloak, and the general roof geometry for sagging or displaced timbers. We inspect gutters, fascias, soffits and downpipes for condition and blockage. From inside the loft (where accessible) we check for daylight, water staining, membrane condition, insulation coverage and any sign of active leak. You receive a written report with photographs and a clear list of any recommended work.

Pre-purchase inspections

A pre-purchase roof inspection goes further than the RICS homebuyer's report, which is almost always a visual-only ground-level check. We physically inspect the roof, produce a detailed condition report with photographs, and provide a fixed-price indication of any remedial work required. This lets you negotiate on price, walk away from a bad buy, or complete with full knowledge of what you're taking on. Pre-purchase inspections are charged, the fee is confirmed before booking and covers the additional time, detail and written report required.

Post-storm inspections

After any significant weather event, high winds, hailstorms, prolonged heavy rain, we recommend a physical inspection. Insurance claims for storm damage almost always require evidence. A dated photographic report of the damage, produced by a qualified roofer, dramatically improves the outcome of a claim. We prioritise post-storm inspections and can usually attend within 24–48 hours across York and North Yorkshire.

Leak inspections

If you've noticed a damp patch, staining or an active drip, we carry out leak inspections free of charge. Diagnosing a leak often requires physically tracing water paths from where it appears (usually not where it enters) back to the point of ingress. We find the actual source rather than guessing and patching randomly.

Frequency & preventative inspection

For a roof in normal service, an inspection every 5–10 years is sound preventative maintenance. For older roofs (30+ years), roofs in exposed positions, or properties with a history of leaks, more frequent inspection is worthwhile. Landlords with multiple properties often benefit from a rolling inspection programme, cheaper by an order of magnitude than emergency call-outs and interior remediation.

How much is a pre-purchase inspection?+

The exact fee depends on the property size, roof complexity and location. We confirm the fee before booking so you know the cost upfront. Set against the cost of buying a property with a failing roof, it's usually the best few hundred pounds a buyer spends.

How long does an inspection take?+

A standard residential inspection typically takes 45–90 minutes on site. A pre-purchase inspection with full written report typically takes longer both on site and in the report write-up.

How quickly can you attend an inspection?+

Standard inspections are typically booked within a few working days. Post-storm and leak inspections are prioritised; we usually attend within 24–48 hours across York and North Yorkshire.

Will you pressure-sell me work off the back of the inspection?+

No. The report is yours. If work is needed we'll quote for it at a fixed price, but you're free to take that quote elsewhere. We'd rather earn the work honestly.
